History Exposed

On the 1st floor in the rental space, there was plywood covering the east side of the floor.. This past weekend we became curious about what was below that plywood and what it’s going to take to restore the floors to their original luster. We know there are numerous footings that have failed along the wall and portions of the floor had been patched.The plywood was glued down and then nailed/stapled all over. We have never seen so many nails/staples in our life:)

We started with a small area and it actually came up pretty easy.

Since it was going so good we finished removing all of the plywood.

We were hoping to find something interesting under the floor like a chest of gold, silver, or at least an old bottle cap. no luck!!

This is what we found, lots of dirt, wood, and broken brick. Maybe we will get lucky when we start to remove the flooring to repair the footings.

Water Main Extension Finished

There is mud everywhere but they finished the water main extension from across the street. Once everything dries out they will pave it over. It’s been a dirty couple of weeks. We have footprints all over our new floors. This past weekend they filled the pipe with water to ensure there are no leaks. This week everything will be connected and the water turned on to our Fire Suppression System.

Water Main Continues

We thought they were almost done. The City decided to extend the water main all the way down the alleyway. This makes sense so that the buildings on Caddo Street can utilize it without having to tie into the Water Main in front, on Caddo Street, which is a State Highway.

We have had rain the last couple of days and it’s a muddy mess.

Water Main Tie In

We are getting close to tying into the Water Main from across the street. We already have water to the building but its just a supply line for basic water access. This is the extention for our Fire Suppression System. It should be completed in the next couple of days.

As for downstairs, everything else is going as planned. This past week we finished painting the remaining drywall and cleaning everything left over from Christmas’s CandleWalk Event. This upcoming week we are starting the coordination to repair/seal the brick, restoring the floors, and cleaning/calking the front windows. Once that is complete we can start to look at renting it out. We are still not sure what it will be at this point. Stay tuned for updates:)

Unpacking

Its been a busy couple of weeks. We are still trying to organize everything the way we would like. We have started a listing of the outstanding projects and items we would like to complete. This building is going to be a work in progress for a long time!!!!! The best part is we are now moved in and can do them at our pace.

The kitchen is coming together. We are still looking for bar stools that will match the industrial look.

The living area. We placed our lounge chairs there until we can find a couch we like. Our TV is way too small for that wall:) One of the items on our list is to place glass above the Camera and mount bar stools along both sides creating a bar area.

And finally, the weather was beautiful today so I took the drone out and got some incredible video of downtown Cleburne. I’ll post the video once I clean it up. Here is a sample screenshot. This is the American Flag on top of the Courthouse with our building in the backround.

Fire Suppression Water

One of the requirements when we rezoned the building was to install a Fire Suppression System. Action Fire Pro’s installed the system.They did a great job!!!!!!

The issue we ran into was we did not have a water main near the building. It was on the North Side of the street. The City of Cleburne was wonderful in coming up with the solution. They worked with the State, since its a state highway, and are extending the 6” water main across the street into the alleyway. We can then tie into it from there.

This is the system with a temporary lead in until the final water main is connected. It’s already been tested, being monitored, and awaiting the City water main tie-in. Once that is complete, a final inspection will be completed and everything will become fully operational.

Last night they started the water main extension. We expect for them to finish in the next day or two.

Happy Holiday’s

We are officially moved in. It’s been a hectic few weeks with getting everything out of the apartment and into the building. The Otis Material lift was a life saver:) It would have been very hard to move furniture up these stairs:)

Candlewalk Tour of Homes

Candlewalk was a huge success!!!! Everyone was very positive about what we had done. Here are some photos from the staging. I’ll post more later this weekend.

The sitting and bedroom areas with the wine bar in the middle. The furniture was staged by Owen’s Home Furnishings.The wine bar was original from the building when it was American Dry Goods. It was a display case to hold small mechanical parts like nuts, bolts, and washers.

Final Push

It’s the final week before Candlewalk. The only things left are cosmetic and cleaning.

The shower is finished with a wall of glass.

Also downstairs they finished the riser for the Fire suppression System. We have done everything we can until the City extends the water main across the street.
